Your move, phase by phase

  1. 1

    You tell us your case

We need your real budget, the areas that work for you and your dates. With that we tell you what is reasonable to expect in that market and which plan fits you.

  2. 2

You choose what is worth a tour

We send you the options that pass the filter, along with what we have found out about each one. You decide which ones we go and see; nothing is toured that you have not approved.

  3. 3

We tour the apartment for you

We go in, check who is renting it out and send you the report the same day. If something does not add up we tell you, even if you liked the apartment.

  4. 4

You sign with the contract reviewed

You arrive at the signing with the problematic clauses already flagged. The decision and the signature are yours; we coordinate the security deposit and the move-in inspection with photos.

What you walk away with

  • Personalized searchWe define city, neighborhoods, budget and requirements, then work the real market with direct contact to agencies and landlords.
  • Neighborhood definitionAnalysis of each candidate area (transport, services, noise and fit with your daily life) before you look at a single apartment.
  • Option verificationWe remove duplicate listings, unrealistic prices and abusive terms. You only see what survives the filter.
  • Rental dossierWe prepare the document pack a Spanish landlord expects from a foreign tenant, in the format that is actually accepted here.
  • In-person tour reportIf you are not in Spain, our team tours it for you. We record the state of repair, the noise in the building and the finishes, and send it to you in writing the same day so you decide without relying on what the listing says.
  • Move-in inspectionA real condition check at handover, with every issue on record before it becomes your problem.
  • Move-in photo inspectionA dated photographic record of the property's condition at handover. This is your defense the day the security deposit is disputed.
  • Signing and move-in coordinationWe organize lease signing, key handover and move-in, and go through the clauses with you before you sign anything.

What you are probably thinking

Common questions about housing

Can you rent an apartment for me before I arrive in Spain?

We can search, verify, tour on your behalf and review the contract before you sign it. You sign it yourself, in person or by whatever means the landlord accepts.

What if I need more tours?

If your search needs more tours than usual, talk to your coordinator: additional tours can be added as a separate item, without changing plan.

What is the rental dossier and why do I need one?

It is the document pack a Spanish landlord expects from a tenant: identity, solvency, employment status and guarantees. Prepared in the local format, it substantially raises the odds of a foreign candidate being accepted.

Do you work in any city in Spain?

We work in the cities where we have direct coverage. If yours is not covered, we tell you before you hire us, not after.

So there are no surprises. We are not a real estate agency: we search, verify the landlord and review the lease, but the final say on an apartment is the landlord's or their agency's. Full terms
