The end of Spain's Golden Visa: the real alternatives that remain
The Golden Real Estate Visa of €500,000 has been eliminated by Organic Law 1/2025.Learn about the 3 official legal alternatives to reside in Spain.

On April 3, 2025, the end of an era in Spanish immigration law was consummated: the entry into force of Organic Law 1/2025 formally repealed the Golden Visa for property purchases of €500,000.If you are a non-EU citizen with capital who was planning to buy a property in Madrid, Barcelona, Malaga or the Balearic Islands to obtain European residency, today you need to know the three current legal alternatives.
The Legal Framework of the End of the Golden Real Estate Visa
For more than a decade, articles 63 to 67 of Law 14/2013 allowed non-EU investors to obtain residence permits through the acquisition of real estate in Spain with a net value equal to or greater than 500,000 euros free of charges.
With the promulgation of Organic Law 1/2025, the Spanish legislator definitively canceled the program with the aim of tackling inflationary pressure on residential housing prices. As of April 3, 2025, the purchase of a property in Spain, regardless of its amount (whether €500,000 or €5,000,000), confers exclusively proprietary ownership of the property, but completely lacks administrative effects for obtaining a residence permit.
Situation of Current Holders and Renewals
The transitional regime of Organic Law 1/2025 safeguards acquired rights. Those investors who had submitted their complete application before April 3, 2025 or who already hold a residence card for real estate investment fully retain their right to renew the permit.
Extensions are granted for successive periods of five years, provided that the ownership of the qualified real estate investment, private health insurance coverage without co-payments and the absence of a criminal record are maintained.

Key Practical Tips
What the team recommends before you file anything:
- Do not trust real estate intermediaries who assure you that 'you can still apply for the Golden Visa through property companies'. The repeal of Law 1/2025 affects both individuals and corporate acquisitions.
- If you bought a home before April 3, 2025 but never applied for the visa, immediately check if your deed of sale and registration formalization allow you to benefit from the transitional regime of acquired rights.
Required Documentation Checklist
- Asset audit to determine if your profile fits into Non-Profit Residence or Digital Nomad.
- Proof of sufficient passive income (dividends, rents or bank deposits from the last 12 months).
- Criminal record certificate apostilled and translated by an official sworn translator.
- Private medical insurance taken out with an authorized insurance company in Spain without co-payments.
- Justification of legitimate accommodation in Spain (property deed or lease contract).
